This loft renovation deals with the relationship between different scales of rooms - flexible, open spaces and smaller, private rooms. Both are set against a backdrop of 19th century decorative detail and beyond, views to lower and mid-town Manhattan. The design juxtaposes the view framed by the windows to the interpenetrating spaces of the apartment's interior. As the viewer moves through the spaces, he is offered shifting long and short views. The framed images shift from frontal to oblique, and back. The project was structured in phases to contain costs, with the architects contracting directly for all finishes to maintain high quality while eliminating contractor's mark-up. The approximate floor area is 3.000 S.F. Year of Completion: 2001
